It doesn't have to be. Create a great series of videos, or podcasts, or blog posts... whatever format works for you. Deliver value -- real value -- and offer them free. Pick up emails through optin or not, it really doesn't matter. But deliver, no, OVER DELIVER, on the content quality.

If you don't get people coming to hire you for solutions to their problems, you ain't delivering the right content or the right value!

No up sell necessary... indeed, no "sell" at all. My last six clients came to me and asked where to sign up.
